Good lord!!! It's been a little while since I put up a blog post - can you get writers block for 2 years?? Either way here I am - Stella got her groove back and you my friends got your blog back. Now let's get right into this...
Often as a buyer you can feel a little intimidated when a property has multiple offers especially if you know that your offer may not be the highest one in the mix - but depending on the seller if you introduce yourself in the right way they may fall in love with your story and pick your offer above anyone else.
I know! I know! Buyers are always thinking that these dirty sellers are trying to just milk you for as much as they can but there are a certain garden type variety of sellers who really do care about who moves into their home. There are sellers who know that their neighbors and friends want to retain the integrity of the neighborhood by not introducing investors who plan to knock their adorable California bungalow down to build a 12,000 sq ft McMansion on a 6,000sq ft lot!!
These kind of sellers will seriously consider selling to someone who is the right fit for their house than just someone who is throwing a bunch of money at them.
If you can't be the highest offer on the table - then be the most compelling offer on the table.
Here are a few tips for your cover letter:
1. Introduce all of your family members including the furry ones and any members that might be on the way. If you have a favorite cactus why not include him too.
2. If you are purchasing alone tell them something unique and funny about yourself that relates to the house e.g. "I'm an avid karaoke singer and your home has the perfect shower for me to practice singing in."
3. Include photos - throw that Karaoke photo in there! Show photos of the kids blowing out candles on their birthday cakes, include the ultrasound pic and make sure to include that hilarious photo of your shitty cat ripping up the toilet roll.
3. Tell the sellers why their house appeals to you. Make sure to include the little details that probably mean a lot to them too. If you love the apple tree out the back because it reminds you of your grandma's house when you were growing up - tell them! If you have been planning on adopting a new pet but never had a yard - they will love that! If you have children or plan to have kids tell them about the swing set that you want to put up for the kids.
4. For heaven's sake!! Don't mention that you would plan to blow out the family room to build a home theater or that you want to rip out the mangled rose bushes in the back yard to make room for a zen garden! Remember that they love their house and are hoping that you want to keep everything the same. Save that little tid bit for when escrow has closed!
5. Explain that while you know that your offer may not be the highest and best offer on the table, that it would mean the world to be given the opportunity to buy, love and cherish their beautiful home.
At the end of the day the goal is to capture their attention by being as in love with their home and their neighborhood as they are. Be yourself, be sincere and have a good sense of humor and you might be surprised at the positive response you garner. Good luck buyers!
